What You Should Know Before Replacing Your Roof

Every building eventually needs a new roof. Whether you own a commercial building or you need a new roof on your home, Alpine Roofing Construction is here to help. We replace roofs every day. We have a wide array of options for you, and we provide professional services at every step of the process.

Before you jump right into getting a new roof, there are some things you might want to know. Setting a few expectations can help you plan around the service and have a better experience overall.

An Idea of the Experience and Process

When we replace your roof, we’ll work to minimize our impact on your daily life. That said, it’s a major service, and there will be inconveniences. Roof work is inherently loud and dangerous, and to deal with those issues, we’ll need to form a plan with you that will inevitably lead to some inconvenience.

As an example, we want to make sure that we have a clear workspace. As long as no one is directly under our work while we’re there (especially children and pets), we can minimize any risk while we work. Unfortunately, that might mean that major parts of your yard and outdoor spaces are unavailable for large chunks of the day.

Similarly, to mitigate noise complaints, we’ll try to get our work done during regularly scheduled hours. If there are specific times where you need us to be quiet, we can try to accommodate that. But while we’re working, you can expect loud noises.

Price and Insurance Coverage

Roofing work is not inherently cheap. It involves a large amount of material and labor. And depending on the size and design of your roof, labor and material costs can go up.

Most people involve their insurance provider when replacing a roof, and we can help you with that. Getting your insurance company to handle some or all of the roofing costs can make it much more manageable. You can even get access to pricier options if your insurance company is on board.

What matters most is that you know how much the insurance provider is going to cover before you commit to anything.

Material Options

You have a lot of options available when you get a new roof. Just because your roof is currently made of asphalt shingles (or any other material) doesn’t mean the new roof needs to be the same. A roof replacement is an opportunity, and if costs and other factors allow for it, you can make some major upgrades.

Tile, metals, and synthetic materials are all potential options, and each comes with its own set of strengths and weaknesses. You should explore all of these options. A better roof could potentially lower your insurance premiums. Even when that isn’t the case, better roofs require less maintenance and last a lot longer. They can save a ton of money in the long run.

Waste Management

In order to replace a roof, the existing roof has to be removed. There’s a lot of material up there, so disposal is a big deal. Depending on ordinances and other concerns, there may be some extra hoops that we have to jump through in order to properly handle disposal.

Always discuss disposal before the project starts. Even if we’re dealing with traditional asphalt roofing in our teardown, we’re going to need a giant dumpster to hold all of the waste. You’ll want to have a plan for where that dumpster sits so that it is minimally disruptive to your daily life while we work.

The Fine Print

Roofers come in all shapes and sizes. It’s always important to have a contract and understand it before any work begins. Additionally, you want to look into the credentials and insurance of your roofers. Every reputable contractor has both of these things and will gladly show them to you if you ask.

Second, you want to know about roofing guarantees. If something isn’t right at the end of the job, what promises do you have in writing? Roofing work should have some type of warranty behind it, but material warranties can get complicated. Does the roofer directly service warranties, or do you have to go through the material manufacturer? Either process can be viable, but you want to have answers to these questions from the beginning.
